@Kim Knox is correct @Jay Z..As a flipper, you're going to want to learn your FHA flip rules back to front, inside and out.One trick I have used on the buying side of transactions: Get the offer in, get it verbally accepted, etc, on day 85 or whatever.... then ask the listing agent to hold onto it, and not sign it until day 91 or 92 to be safe.

Your state may allow you to put a section in that states you will keep the full security deposit in the event of abandoning the property, which is constituted by actions X, and/or Y, and/or Z, and also allows you to attempt to recover any losses in rent until the unit is occupied again, in addition to whatever damages you had to correct.
