Thank you for the thorough reply, I am not trying to scam- that is why I posted here instead of making her an offer that came across that way.

My plan is to take the next six months to try and learn as much as possible about multifamily real estate, while also saving up money to be able to start a career in brokerage.

Hopefully I am not being too ambitious given this would be my first ever home purchase.

So do any of you have any experience with something like this?
