And many are not licensed at all to be doing this in the first place so you have no E and O to go after as well if you get a bummer.What we have now is the new wave of CA investor that does not know any better the first wave that bought pre 08 by and large has been wiped out.. your buying their homes that they walked away from over the last few years.... this is a totally unregulated industry with a lot of folks that are new to it..

No you can't call them and talk them down, you might get late fees waved if you have cash to catch up P+I and any actual advances.Get a Realtor and consider a short sale.Is there a reason you're hung up on the property?
