It basically says that if the property is sold to another person within XXX days and the Buyer was originally introduced to the home by the Agent or the Agent was the "procuring cause" then the Agent should be paid a commission.The right thing to do is to work through the Agent.

Many charge a cancellation fee to reimburse for the money outlay in advertising if you cancel within the 1st so many days/months of an agreement and it's quite common to see cancellation fees after a tenant has been procured.

I was very close to flipping my first house in back in 2007 when I was able to procure sub-prime funds but for various reasons passed it on to another investor.Having been out of the loop for so long, I want to start immersing myself in the wholesaling side of the business and go from there.  

But, the avenues of approach I have used to procure funding have at this point fell through.

However, I would anticipate that if you limit the quotes that you actually procure from contractors to the homes that you actually put under contract and have an intention to buy you may have already solved your own problem.

Buyer agency in my area states that an agent is owed a commission if they have procured cause.

I don't think that would be necessary to procuring a good agent honestly and would just be an unneeded cost.

As the USA scrambles to procure these resources, quarantining is the best possible solution to buying them time.
