Some need/want a PM right off the bat, so always factor that cost into your budget even if you don't have a PM.Finally, I'd add that you could need less properties to happily support yourself if you just purchase a few and aggressively pay them off/down.

Times for all 1 beds might be student housing or the elderly who do not move much and need less space for a cheaper rent.All 1 beds are hard to get financed and refinanced down the road.
