You risk a bad review if you're not there in 15 minutes to fix the leaky toilet flapper or burned-out light bulb or resupply coffee and laundry soap. :)

My business has been hindered over the few years since I do not have the guidance I crave for investor growth, legalities, etc,  and a recent event/comment has shown me I am no longer looked upon in a favorable light.

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

The subdivision known as Weston Ranch (I-5 on south side of town) seems to be a commute area for Bay Area transplants but a bit light on amenities; Target might be only grocery nearby.

A few string lights and some comfortable patio furniture can go a long way.
