I also want to avoid the insurance company issuing out a payment in both the names of the Lender and property owner .... which could lead to a dispute.For context, I lent money privately to another investor, who put up their non-homestead property as collateral.

You do have to be aware of cultural differences and other challenges:- In other countries, workers ALWAYS take their birthdays off- You should inquire about & respect local holidays- Timezone differences of more than 2-4 hours, can lead to mysterious "sick" days.

If you have a  solid reserve and lose  a bit of money (like about 2000)  still it would be worth to get the experience and  network with first flip.. or first flip see if you can do a  joint venture with a successful and very experienced investor or flipper

For me my tax rate is a lagging indicator not a leading indicator, I know it during or toward the end of the year and finalized when I finish the year.
