Hi, As part of my due diligence on a C class multiplex, I am planning to invest in, in south Houston, I got a police crime report stating that the police dept gets 10-11 calls/ month on that property, has 12 crimes recorded over the last 6 months.

I know that it is recommended to look at paying no more than 70% of the ARV.  However, given the potential additional complexity of a home having flooded, does this % hold true or what additional considerations should...

Does anyone have a good experience with a brokerage in Houston?

I’m actually from Puerto Rico , I was stationed in Cali and decided to stay  but then the housing prices started to sky rocket., so it made start looking else where for real estate investments.  

@Jan Halasz The property is located in Brazoria, TX (about 80 miles from Houston). 

I am new to Bigger Pocket and the Houston area. 

It doesn't look like they've expanded their markets to Houston yet but that's bound to change.
