I'm in a safe community where crime is low, so we don't have to worry about squatters, missing appliances, etc.

And like you note, if there is a lot of generic office space available in a market, it becomes a race to the bottom on rents, as well.While you can be close to bedroom communities, most offices also want convenience to amenities.  

Would love to hear some feedback from BP community managing medium term rentals and or get pointed to some medium term strategy resources.

It's on the water, and I have a 32 x 12 foot boat slip in the nearby community dock.

BP is a great community with TONS and TONS of experience and knowledge to pick through.

If I have a specific area I'm looking in I would call multiple agents to ask about the area.I also reach out to communities like this and ask for others' input as well as recommendations for a good crew- handyman, plumbing, etc.Visiting in person sometime in the beginning would be ideal so the neighbors can know you and help give you info when you're gone.And it may just be me but I like to partner with locals
