.- We don't cash flow at all because we were bullish on the BRRRRs and also did some flip rehabs using some of that equity and pocketed it years ago. 

Some deals just "work" from day 1 and everything falls into place.Others don't work out no matter what you do.I've done hundreds of them in my local market and would only sell if it was one of those doozy type deals.Funny thing is, a property I own next door might be fine.But for whatever reason the cursed property just isn't lol.If you are wanting to use the equity, then use it to "Gung Ho" and full time.Meaning, don't buy turnkey and use the capital to buy, fix and flip instead.Money makes money and being very hands on and active, you can get to where you want to be quicker.Just my opinion.Thanks 

Start thinking about what do you do with all the cash if you're flipping it to me for cash. 

I would love to make this a live and flip for my wife and I but have no idea how to go about it.

You also want to look at the flipped properties selling in the area and see who is listing those, as well as the dumps that you would be looking to buy.

Your passion for real estate and diverse interests in wholesaling, fix-and-flips, and RV parks will be a great way to scale.

My starting strategy is to do a few fix & flips to build some cash reserves up and then get into BRRRR in a couple of years.
