You do have a great chief of staff now with the best work ethics, skills and loyalty and also have a responsibility to take care of them financially.

But your accountant can classify the assets, goodwill, consulting agreement, etc in a way that maximizes favorable tax treatment.

In my experience, 90% or more are absolute shams to get pets into a rental by people that are not actually disabled or seeking treatment for a disability.

@Paul Murch - I am not an expert when it comes to junior liens, especially when it comes to their treatment in BK cases.

These are professionals with additional training and a stricter code of ethics.

You can make a lot of money on Contracts For Deed, but I generally find the whole process to be ethically / morally questionable for me.I realize there are different Sellers and all situations are different, but a lot of what I see are Sellers who take a large down payment from someone who they know has virtually no chance of ever paying off the property.They wind taking the property back the first time someone misses a payment and then they start the process all over again.
