Maryville and Oak Ridge are growing and both have lots of older inventory that can be rehabbed, and with so much new construction, buyers may find a 1950s charmer or 1920s historic home a bargain to what the builders are asking. 

I have a friend who bought a few houses in a new development (Forest Ridge) for around $500k. 

@Valeria Boesch We were looking at Maple Leaf, Phinney Ridge, Fremont, Wallingford, Ballard, Central District and Cap Hill.

They are right across the street from Forest Ridge.  

Also, buying in University Area or University Ridge with city view is your best best for rental property for students and family but views are extremely hard to get at a decent price.
