So I’m renovating the one side and going to rent out the boat slips where I can put 5 boats tied stern too, but he shows me on his lease where the seller and realtor signed a revised lease that he has use of the dock for his boat. 

I'm in a similar boat, but i have out of state properties that cash flow (less than 2 years) - my lender has told me the majority of the cash flow will essentially count as income for me. 

You don't want a boat anchor/liability on your hands. 

Apartment buildings, single-family homes, duplex, triplex, fourplex, condos, RV and boat storage, Self-storage, etc...

Additionally, it has a boat lift on a river that leads to the ocean, a 3 car garage, and extra land with RV connections already in place.

Hey @Hannah PaitchelI love hearing about people getting into real estate to quit their 9-5 job, because I was in the same boat not too long ago.

If you plan on buying a boat I would say leave the equity where it is.
