I currently have a studio that is a 10min bike ride from work.

I bought a 2 bed 1 bath town house I paid 25k for it I put 45k rehab is already rented 1,200 month the appraisal company says they can’t appraisal the property because I converted from 2 beds 1 bath into a multi family 2 bed 2 bath and a fully studio in the basement so they don’t have comparable home in the neighborhood plus I didn’t get any permits for the rehab I know is my fault but I would like to refi my property and move on to next one.

@Randy I have a friend in the area that is a R.E. broker/agent and he told me that actually doesn't matter because Tennant's can use window units and heat is required but that I can buy baseboard heaters off Amazon for $40 each and screw them to the baseboard making them a "fixed" heating source solving the landlord requirements.  

I'm intrigued that you could get a studio in the garage of a condo.  

In terms of rehab cost/benefit, attracting and keeping tenants, and resale potential... are multiple bedrooms per unit in a multifamily generally more desirable than single bedroom or studio units?

At least we have a finished detached studio on the property to live in while renovating the house, and now have two kids and live in the house while we rent out the studio.I love your story, it's awesome and so glad to see your steps and how it worked for you.
