Your main costs will be Property Tax, Property Insurance, Maintenance (small repairs, landscaping, pest control, etc), Capital Expenditures Reserve aka Cap Ex (money set aside for roof, HVAC, Flooring, etc), Vacancy, Property Management, and then any debt service you have on the property.

Don't worry about these costs per se, it's the entire Op Ex model of STR's that is the silent killer, you have to pay for EVERYTHING including these platforms but also furniture, electricity, gas, pool, landscaping, etc.

We pay for landscaping and the oil bills, which is roughly another $300/month averaged over the year, leaving us with a $600 month ‘profit’.
