Your main costs will be Property Tax, Property Insurance, Maintenance (small repairs, landscaping, pest control, etc), Capital Expenditures Reserve aka Cap Ex (money set aside for roof, HVAC, Flooring, etc), Vacancy, Property Management, and then any debt service you have on the property.

Don't worry about these costs per se, it's the entire Op Ex model of STR's that is the silent killer, you have to pay for EVERYTHING including these platforms but also furniture, electricity, gas, pool, landscaping, etc. 

I'm currently working a full time job in the grocery/transportation industry in San Antonio tx, I also am a small business owner of a LANDSCAPING company that focuses mostly on the rual community's in and around la vernia tx area.

I would probably have 8% for repairs & maintenance like broken windows, snow removal/landscaping, and other small repair items.

With that mind...2. the water from the roofline then drops to soil right on the ground used for landscape plants.

We pay for landscaping and the oil bills, which is roughly another $300/month averaged over the year, leaving us with a $600 month ‘profit’.

Structural & functional items usually need permitting (framing, roof, electrical, plumbing, etc), whereas flooring and landscaping do not. 

The house have a nice landscaped backyard with an area for growing whatever vegetable/spices/flowers they want.
