If you invest based on location/schools you are ahead of most people.Try to also get a more concrete idea on the rehab costs if you can (not sure on your financing but this may come out of pocket if you are not doing a rehab loan).

As well as eliminating the redundant door (literally three feet from the rear slider) by concrete blocking the hole closed.But in the short term I have a contractor rehabbing/replacing the damaged door - at his discretion of the best / fastest course of action.

It is a pain in the *** and it takes some time and some money to get compliant, but doing so is far cheaper than getting caught at being non compliant.

Sometimes the surprises are under the carpet...There was a 4" thick concrete slab over that hole that Hubby had to bust up with a sledge.

-Quartz instead of granite-Vinyl plank flooring over carpet-Stained concrete in main living areas/1st floors-5/8 drywall over 1/2 drywallIn addition to these changes I'm looking at keeping costs reasonable so I'm not looking at building iron fortresses!
