My concern was small single person businesses are subject to robberies which occurred frequently in the area in the early 1980's.The building was built in 1890 and NYC established building codes in the 1920's, and someone owned it all the while passed and my dad offered to purchase it but was beaten to it by a flipper who got it for $23K, and he bought it from the flipper for $25K.

Hi Jake,Rates should not be at 8% for a DSCR loan, you should be looking somewhere around the low to mid 7's but can always buy down your rate with points at close if you'd like.

We've been reading a few Real Estate Investing books and hoping to get some advises/guidance here.About us:- In our early 40's, primary residence is a SFH we purchased for 750K with 20% down, now value at 1.25 million, with mortgage balance of 425K (refinance to 15 years fixed 1.99% in September 2021).
