We have been getting the investors that I work with rates in the hight 3%s.  

My concern was small single person businesses are subject to robberies which occurred frequently in the area in the early 1980's.The building was built in 1890 and NYC established building codes in the 1920's, and someone owned it all the while passed and my dad offered to purchase it but was beaten to it by a flipper who got it for $23K, and he bought it from the flipper for $25K.

PML / HML in today s market is going to hammer you if you cant exit..

K1's were distributed with the cost segregation and 100% bonus depreciation allowed in 2022 which helped offset other taxes, so that was nice.  

Moving a property into or out of an LLC you own isn't a taxable event (as long as it's not an S corp).

Hi Jake,Rates should not be at 8% for a DSCR loan, you should be looking somewhere around the low to mid 7's but can always buy down your rate with points at close if you'd like.

I'm planning my second househack and this time I want more privacy and separation from the other tenant(s).

I also attended the Real Estate Elevated, as others did (but here in Silicon Valley).
