While the short term stock market can be volatile meaning you aren't guaranteed those rates of returns, over the course of a few decades (the time to repay a mortgage), the law of averages tend to work themselves out and you can be relatively confident that you will have earned something close to 10% annually pre tax over that timeframe.

The common narrative is that inflation is ruining cash right now, and while true, cash still gives you a lot of optionality and often times less volatility of the stock market. nothing wrong with a high interest rate savings account to build enough cash until you have enough to serve your bigger goals.

With the rise of DeFi, banks are obsolete dinosaurs for thinking that people would be content to earn 0.01% interest on their deposits.Personally I make more money with crypto than I do with real estate, but the only reason I feel confident investing in crypto as heavily as I do is because I have other stable investments like my real estate that allows me to take much riskier bets on volatile assets like crypto.

I will e-mail them the details.3) In my state (NC) I have 30 days to return the SD with an additional 30 days possible. 4) Even if I do the walkthrough on day 1 of the vacancy I often wait closer to the end of the 30 days in case: there is an issue w/ unpaid utilities, the new tenant moving in reports damage I may have missed, a vendor doing a repair increases their charge over the initial estimate, etc.5) The return of a SD can be a volatile topic if you don't manage it properly.
