We like it because of a few reasons: it has a robust expense management which makes it easier to track expenses and capture receipts with your phone, supports next day payments so when my tenants send a payment i get it in my bank account within 1 business day, but most of all, it is a dedicated mobile app.

I have dedicated my entire career to real estate in one form or function.. but having said that and having lived through 4 distinct now 5  distinct economic cycles or upsets.. you understand they are all different and you don't want to step over dollars to pick up pennies.. and alienating good tenants to me would be foolish just because you might have to forgo a couple grand and get it paid over time as things recover.. and if you cant afford 2 months payments on your rentals.. then that's your fault for being undercapitalized or taking on too much debt.. stuff happens.. we can all say well the tenant should be prepared.. but in reality its not the tenants investment its the investors they are the ones that need to be prepared.

Prospecting is the name of the game so if you're not actively closing deals, it might make sense to just hire a dedicated agent when the time comes.The benefits to being an agent in your stage is networking with those other agents, lenders, inspectors, attorneys, contractors, etc that would be instrumental in helping you with your first deal.

Larger companies are typically more expensive due to their larger overhead for office space, marketing, dedicated accounting and HR departments, training costs, etc.Smaller management companies typically will know more about the property at the drop of a hat.
