You could also suggest your tenants call child protective services if there is no supervision for young children and call the police for late night noise disturbances.

There is no magical door that a child walks through when they turn 18 that suddenly teaches them responsibility.

If a child predator wanted to live in an apartment complex, I would automatically deny.

Both had poor credit though, with no mortgages/houses ever, he had child support issues and she had a few small bills like smud bill unpaid.

Take a look at what the tenant is reporting and ask, "Would I want to live here like this with my young child?"
