Hey Diane, Since you're targeting properties under $75K, consider local credit unions or community banks, as they may offer more flexible loan options for smaller amounts.

Or just used $15k as a downpayment and then had to make a couple months of payments to make the property ready, pay for inspections and repairs, commissions, utilities, advertising, and then it sat empty for a month and you had to make another payment?

Legally it is not a bedroom because it has no closet, but the previous owner (and even the listing agent when I bought it) advertised it as a bedroom, which is incorrect.

I was trained to sell a specific type of insurance in a specific way - targeting high paid professionals who would use it for retirement.  

I will be getting a loan, looking at single-family or small multifamily targeting long-term rental. 

You can build a great business cold calling and targeting commercial deals.

I attend about 10 conferences a year and they have the money to advertise and pay for the booths.

I would invest $10k in a highly targeted list of potential multi-family opportunities.
