Do you look up competitor rates?

I used a hard money loan to purchase this off market deal.I rehabbed the upper two units within two and a half weeks and have a renter already lined up for one unit.

This is not a "slap them up" construction area like others I've seen. 

Obviously need to check zoning and set up costs etc.

If you had to use insurance for one rental, that would push the premium up on the whole policy, wouldn't it?

Ultimately, when I'm repping a buyer, I always recommend the buyer checks with the zoning when any zoning issues come up. 

Same with three dudes up for the weekend to snowboard. 

But it's good you brought that up because it's easy to forget about that. 

I looked up some info on Bullhead City but there isn't much about future plans.
