You would make more money even to the 600s.There're lot of market changes in this area, the inventory supply was big prior to 2021 for this particular market but after oct 2022 nobody is selling right now and this is the sample of market that would experience price spike in the next few years.

So with Interests rates this high, Housing prices still high (but cooling off), property taxes increasing to catch up with the sudden spike in values; it appears really difficult to get into new a profitable rental property in today's market (Dallas DFW market).

I've looked deeper into regulation and it seems pretty restricted in the Seattle area and with the spiked rent prices in Seattle it probably isn't worth it.
