Did you buy this property site unseen?

I was not impressed as they would not provide any references for reviews, they sited privacy concerns, which I thought was unusual. 

Because we use Buildium it shoots our vacancies out to all the big sites like Apartments.com, Zillow, etc.  

We are listed on 15+ sites.

My buddy and I have both ended up with minorly flooded houses despite the property managers telling us that all the taps had been turned off.If you’re buying out of state, ask potential property managers if they have local staff on site or if they outsource their inspections to a vendor (common for larger PM companies).When I model returns, I assume appreciation on B-/C+ properties at 1% above inflation.

As for the value-add, I would manage all guest communications, pricing, listing, and other daily responsibilities, while also having a on-site team for all properties.

You may want to use listing spark- which will provide MLS (and other marketing sites) exposure for a fee.

Also, searching the properties on the county tax auditor site shows that the property taxes on both properties haven't been paid since 2020 by the previous owner.

One of my glamping sites brings in around $25,000 a month but we also spend around $15,000-20,000 per month.
