I would get the list of owners from a local title rep you use, then take that to the local printing shop (all-in-one).

I would find an investor-friendly agent in the area you like and use them instead of an all-in-one shop for turnkey.You want to buy an appreciating asset more than cash flow.

In the markets I shop, there are plenty of properties that will cost around the 80k mark total (including rehab).

You should be able to find that for your deal with similar pricing if you shop around.
