The condo is in pretty rough shape and would require about 60-70k in renovation costs to make this rentable/desirable. 

Ask if the investor has anything they want to sell at first contact.If you want to separate yourself and get a better response from investors, take time to understand the investors purchasing parameters and send them targeted opportunities that fit within the desired parameters.

Other costs include $1,100 for taxes and insurance, $580 in HOA fees, and $200 for lawn care, totaling $1,880 per month.These rental properties are situated in desirable locations, and I have enjoyed consistent long-term tenancy with minimal turnover.

In my underwriting, I would always use the lower rent value as I desire conservative underwriting.   

To go even further, virtually anyone in real estate ought to find the prospect of more people, at least from a financial point of view, highly desirable.
