sometimes though the ones who are the most experienced and think they know it all are the hardest ones to work with they are too busy to really take the time their buyers need to help through the build process.. so its hard to paint a brush over every agent..

@Ezra Nugroho all 3 were clean and paint. 2 had new gas furnaces from last owner, 1 had central air. all 3 had off street parking.

If you're planning on building an ADU or JADU 'yourself', my suggestion is to make sure you have some previous knowledge of construction and also make sure you know good sub-contractors in the following trades: electrical, plumbing, foundation, roofing, framing, drywall/paint, stucco, tile, cabinetry, flooring, HVAC, concrete, etc.The last thing you want is poor quality work that has to be re-done because a handyman or the wrong tradesman did the work.

Unless you are doing all of the maintenance yourself, figure about 5k yearly for touching up paint, repairing misc. items the guests break, bikes, kayaks, BBQ grill, pool maintenance, lawn service, pest control, replace TV remotes every time someone checks out.

So, 220 a sq gives my guys not less than 100 per sq for labor, done in one day so they make 2500ish in a day, two guys. 460 per sq is INSANE, and a total rip off.
