IN CONTRAST, HERE'S HOW MLM'S WORK: As opposed to selling directly and earning training commissions, an MLM is a situation where (in theory) you get all sorts of residual income from strangers in your "downline" you've never even met whether you work or not.

Microban has a residual killing effect....kind of like Raid bug spray...it kills mold on contact and will continue to kill new mold spores that come into the treated area.

It means Private Network Blogs. It is like saying guns are bad or good.Gun is a metal object, it is who uses it and how what matters. That is why I said what people actually MEAN with PBN, is they buy up old domains with residual ranking and put thin content on them, and use that to link to other sites either for money or whatever to manipulate ranks. That is not what PBN literally means.

Other than that relationship, I am "hands off" (as long as there are no issues like the wrapped lender calling the loan due, or having to foreclose on the buyer for nonpayment).Directly after the second closing, I take the $20K downpayment and repay the transactional loan.Net Income Breakdown Year 1RevenueBuyer PITI Income: $1030 x 12 = $12,360Down Payment: $20,000-------------------------------------------------------Gross Income: $32,360ExpensesWrapped PITI: $830 x 12mo = $9,960Advertising: $100Finders Fee (Wholesaler): $500 - based on podcast 70Closing costs: $2030Collection Agency: $10 x 12mo = $120----------------------------------------------------------Total Expenses: $12,710Net Income: $19,650 ($2,400 in note payments, $17,250 in DP - Expenses excluding PITI)Net Income Year 2+: $2,280 (Note payments $2,400 - $120 for collection)I am not sure how the insurance will shake out (as in who needs to be on what documents) but I am assuming that if the seller cancels his policy that the replacement from myself or the buyer will be the same price, for sake of the example. So basically I walk out of the closing with $17,250 in my hand, and residual income each month for the life of the note, which I could hold or sell for a significant discount.Am I missing anything, are my assumptions about how the process works and my numbers fairly close to reality?

Development impact feesNormal formula for land development is called a "Residual Land Value" or RLV:Market price per lotLess site improvements (streets, curb/gutter/sidewalk, underground utilities, drainage, etc)Less impact feesLess soft costs (to design the site improvements)Less other cost (brokerage fees, etc).Developer profit may or may not be deducted from land, just depends on the builder, but if someone did that to me, I'd tell them their profit is in the homebuilding, but regional market differences drive this.
