As landlords we would have a much more difficult time with an eviction than simply giving notice to a tenant in a month to month agreement that we aren't going to renew, correct? 

My partners and I are having a conversation about when to not renew a lease if your tenant has a good payment history.

Along with this, there are a lot that will try to use the fact that they paid in advance as a bargaining chip, trying to get you to overlook things they are doing, that might be upsetting the neighbors or causing other tenants to consider leaving rather than renewing their lease. 

Here’s one I’m asking as a renter, though it’ll also be good to understand once we have rental properties:My annual lease renewal is coming up, and I’m now required to have $100k of renter’s insurance and to put the landlord on the policy.

Call the housing authority and find out what is needed to set you up as current landlord once you close on property so the payment is not delayed.The lease would continue as per the terms and you would probably find any notice of renewal or non-renewal would also need to be sent to them as well .

Consider a 6 month or 18 month lease when you find a good tenant so renewals fall in summer.

Five months before the 2-years lease expired, I sent a move-out notice to them that the lease will be not renewed. 

We had to wait until the lease was expiring, not renew and move on.....

Or, if we deem necessary, if the tenant has caused problems in the past or has a history of late payments, we will then issue a non-renewal notification and begin to market the home for new applications which will then undergo our screening process. 

Our current course of action is to give the tenant a notice of non-renewal and/or cash for keys.
