Greg, if you have the time and ability to do this yourself you will put a lot more money in your pocket each month.  

Have your realtor search the remarks area for seller financing. 

Yes, as I said, no savings (or saving ability).

We are new to the idea of a rental and trying to gauge our ability to execute on it.  

The concern he had and to be fair he said he needed to research it (i am just doing some of my own) was that since most of the work and hours will be conducted in LLC now and the LLC does not own the property would that create any issues with my ability to file a schedule C and claim depreciation and losses, etc?  

It would be much more expensive for me to turn the water off and on than to just have a bill for $40 for three months.

Have only had one issue out of about 20 tenants where the tenant is just a problem anyway and makes constant remarks about how expensive the rent is despite it still being at least $200 below market.
