While I support the free market nature of the housing market, if the government insists on intervening, perhaps allowing landlords and investors to have input might be a good idea.

@Shweta Sharma, A sale of a coop is seen as the same as a regular sale of real estate for purposes of the 1031 exchange. 

But depending on the nature of your tenant they may just opt to stop paying rent, walk,  and see if you chase after them - to which the usual answer is: it probably isn't worth it.So what we do is say, "Look - the lease says 2 months -but really we just don't want to be out any rent.

For true private money lenders (not hard money), both parties naturally need to be protected but more so the lender since their money is at risk.

With my background as an electrical contractor, flipping seems like a natural choice, however, I'm also interested in BRRRR as I'd like to hold some properties and rent them out.

I think we know it exists, but without any type of advertising, im not sure how many "regular" people know it exists and to use it. 

All income to a traditional IRA has the same tax treatment and any earnings will be considered regular income when distributed - whether from stocks or real estate.
