They were also obligated to furnish the empty side with a working refrigerator as part of my contract  when purchasing the house.

I am guessing from your location (SF, CA) that fewer renters are toting around a refrigerator and stove in the back of a pick up truck.

The biggest issues related to fridges are that the ice maker dies for whatever reason or the tenant leaves the refrigerator door open too long which results in the freezer over freezing and no cold air getting the the fridge as a result of build up in the freezer preventing proper air flow.

But we have installed a small under-the-counter style refrigerator, microwave & coffee maker (just like a hotel room.)The biggest obstacle is that the house only has one thermostat, located upstairs.

If your house has a lower level egress, I would even consider installing a door between the upper and the lower levels, and out fitting the family room with a small refrigerator and microwave.
