And we're talking (often drunk) college students here who tend to like to have boyfriends/girlfriends sleep over, throw parties, etc.On top of liability and the difficulty of finding 4 random strangers who are willing to live together, you'll then have to deal with people sharing spaces.

Let's use $2K/month as an example.2,000/month x 12 payments/year = 24,000/yearBi-weekly at the same rate would need to be reduced to = 24,000/year.24,000/26 payments = $923 per payment$923 x 2 = $1846 which is going to be short $154 of what is due, not to mention the payment to the bank is due on the 1st, not randomly throughout the year.

In that case your list is the problem.Think about it, there's a huge difference between a buyers list made up of people you know from REIA meetings and some random guy that signed a form to get a free report online.I can guarantee you that there's RE investors in your town.
