Not to mention the 1600 new apartments that are being built or are in pre construction, can only assume this will keep and/or push down rental prices in the MF market.

We push rents but dont run off good tenants.

Many owners want to push rental prices and that's when they end up sitting on the market for a while.

However, most push back I receive on these forums are from people offering some form of mentorship, training or courses because myself and others point out there are more cost effective ways to obtain the same information and all of a sudden they come out of the woodwork in defense mode.  

If it's vanilla and your rental absorption is high, push to the bottom of the range and vice versa.

Does anyone know of any Multifamily Seminars or conferences scheduled in the near future for the Wash,DC or Richmond areas?

In my experience I have had some builders/manufacturers push back against this process but if they want the business then they will typically play ball.
