Reasonable people will not expect you to hurt you or your family, but will appreciate whatever you can do for them, assuming they can see past their own pain.

Short term renters are an even bigger pain, and they constantly want refunds for small things that may go wrong.

You will hear from others that the 203k takes long and is pain staking - that normally comes from not being prepared.  

Overall it's a pain but definitely doable.

At this point just looking for the least painful way out and or long term hold.

Depending on the size you had in mind you could use a combination of direct mail campaigns (works better on smaller properties < 50 units) or work through brokers (works across properties sizes and least painful approach). 

It was painful to see so many people not prepared for taxes this year. 

@Bob Malecki mentioned classes, which my version doesn't offer - but I can upgrade later without too much pain thanks to the workflow I'm using. 

I feel your pain on needing to bid before you can do the due diligence.
