From your comment above, it sounds like you believe medics would prefer only 3 rooms / unit.  

Depending on your family situation and school location it could make sense to rent vs buy, but I generally prefer to buy if you can find an affordable home that meets your needs. 

They preferred a platform that was widely known to them.

I hope someone can offer me to find an investor who would be willing to have me come along just to gain experience (preferably on the weekends and over school holidays and breaks).

Every so called lender even if they advertise on BP need to be checked  BP does not verify the validity of any of these lenders. there have been some horrible lenders on the BP preferred lender list over the years and there are threads about them.

I'm pretty handy, and over the years, I accumulated a lot of tools and can do a lot of things myself (minor and major plumbing, HVAC repairs, major remodels, I've done it all, but sometimes I prefer to pay someone else to do it).

These guests usually prefer a typical bedroom setup and aren’t looking to max out on beds.For anything under 5 bedrooms, I’d suggest not cramming in too many beds, because the type of guests booking a 3-bedroom are often the same ones who’d consider a 2-bedroom—they just want a bit more space.
