Guests and hosts exaggerate their experience to protect their precious rating.

Hello @Precious Thompson ,I believe that the goal should be to purchase properties that generate a sustained positive cash flow and are located in an area likely to appreciate.

Maaan, do I know your pain of spending precious time, money, and psychic energy training a salesperson, only to have them jump ship because something newer and more shiny came along.Mad ARRGH!

Look at precious metals for wealth protection, not necessarily investment. 

They are all great resources and BiggerPockets.com is by far the best of all three, but you have to spend an incredible amount of your other most precious asset...TIME and you have to teach yourself.  

Ned, great advice, totally agree, large banks you will waste a lot of precious time.

But I have saved a tremendous amount of time - our most precious commodity - by focusing on those I trust will succeed. 

Eventually i would like to have properties in all of the precious mentioned areas, just on the fence about keeping Mississippi as one of them.

@Sam Ferguson - seems like a reasonable cash flow, but precious little room for Capital expenditure or future vacancy allowance.
