Investors should fully understand that Section 8 is not a cure-all for Class C & D tenant challenges, it's just trading one set of problems for another.We see too many investors not doing enough research to fully understand all this and making naïve investing decisions.

That could greatly increase your premiums or even get you dropped, so don't make that decision lightly! 

I have seen properties get ran into the ground when being rented this way with poor management. 

Side note: I have no interest in managing other people's properties so that didnt not factor into my decision-making What do you all think?

Hello, fellow RE family.I just completed my first flip in Sachse, TX (a suburb of Dallas) and only have a few final touches remaining, with the decision on SOD being a high priority.

I’m not suggesting you can’t successfully complete the BRRRR method but if you are selecting your markets based on where that strategy is most attainable you’re going to make regretful investment decisions because most who chime in will promote markets where you will be able to obtain a favorable cash out refinance while ignoring everything else that supports whether the market has a good underlying investment thesis or has a a more attainable alignment of sale values and appraisal values. 

Secondly I just finished "Real Estate by the Numbers" also by Dave Meyer - even though I have a business degree and am actively involved in investing it was a really great refresher on not just the numbers and theories involved in real estate decisions but also the pros and cons of different return metrics and how all the metrics relate to one another.
