When I do a 50/50 partnership, I bring the experience and do all the work and PG on the debt, but the other partner needs to bring 100% of the capital.

I suggest you search that website:Party Type=Plantiff, Case Type=Civil,Court System=Both (I think it's actually Circuit, but both will get that)County Name=PG County, Timeframe=2yrs (from at least 6mos ago) i.e. this is 4/20/2019, I'd pick 01/01/2016 : 12/31/2018) ...export that data to Excel, do it again for another last name letter, export again (& repeat as many times as you like).

@James Wise20’s: formal education; gained experience through lots of hard work and continued to study and learn as much as possible from mentors; missed some opportunities, made a few mistakes and learned lessons from those experiences.30’s: lots of smarter work; shifted from the side hustle to focus on building systems; recognized and took advantage of more opportunities; built rental portfolio. 40’s (current): still working hard and smart; focused on using and improving systems based on experience; looking for additional opportunities but thinking bigger and more about long term plan; while I probably have less energy than in my early thirties (and more to juggle with career, investments, family, church and service commitments), I am much more efficient now in nearly everything I do.

This one requires prospective tenants to put down a small security deposit ( I think $25 or $50) and then they can make a 30 minute appointment to view the house at any available time slot.

@Joel Owens Also those that owned commercial real estate with 20 year am's and 5 year balloons.. loans were called no one would fund a new loan.. properties went into foreclosure.Think OPUS they were a multi billion dollar commercial developer and they tanked in the GFC.Or the bank you had a commercial loan went busto your banker is now gone your loan is due new bank that bought you said no way dude pay up or we foreclose and go after the PG..

@CJ Edenfield if you really don't have any true assets PG's are worthless.. both to the lender and to you the one giving it... believe me... its very hard to collect form someone.. it takes time lots of money then you have to chase them...
