@Jason Morris Hey Jason, the first thing I would look at is the zoning for your lot currently and the restrictions that go along with said zoning.

I would simply Google "legal restrictions for short term rentals in city X" or "short term rental permits in city X".  

On a side note, the main reason for home prices being so high is restricted development.

That is what these books are selling, but people do not realize the odds of them making it big in real estate are slim.Can you make $ in real estate, absolutely.

The current environment is very restrictive, forcing us as investors and real estate professionals to get creative.
