Unfortunately, most of the entrepreneurs I know either started their company pre children, when they could spend a lot of time on it, or many were laid off from a full time job and started the company out of necessity.

Less likely to get "lucky" in 2023.Disposable income decreases significantly during market downturns so choose wisely.Now more than ever, investors should be looking for necessities, not nice to haves.

I think Seller financing is mostly born out of necessity and no matter the market people will always need to sell for some reason or another and seller financing it will be the only option. 

Sit down and analyze ALL of your budget including if you have a significant other, kids, etc.Look at your current debt and make a personal financial statement of assets and liabilities.Cut out all things you think are a necessity but are really comfort things not needed.

Shelter is one of the basic necessities of life, and that is worth paying for just like food and clothing. 

That makes a strong realtor with experience in the  investment space a necessity.

At my age, keeping my primary home free and clear is an emotional necessity.

You can then charge them extra for using the extra electricity which became more of a luxury than a necessity. 

It is shelter, a "raw material" required as a necessity of life, and it can be and is traded, thus a "Life Commodity".
