I know realtor.com is the NAR website so it is more official then the other sites however it is not as thorough as the MLS that the agents use and can potentially skew comps, correct?

Just some curiosity of mine. when talking to MY STATE regulator that don't fly its a scheme to circumvent the license laws plain and simple.sounds good though and that's how the wholesale teaching community couch's it and some lawyers may take that position but as one that has been up against regulators your lawyer can be right but you can be dead wrong.. but really its state specific and I suspect at some point NAR is going to jump into this and really start to get on states to enforce the license laws..

Take a course, take an absurdly easy test and *BOOM* - you're licensed.Yes, there are additional costs - license, continuing ed, brokerage fees, MLS dues, NAR dues, etc - but if you get licensed, you can actually serve clients, instead of trying to pull a fast one on them.

I think some of the ethics requirements that go along with a license and NAR membership would hinder a lot of wholesalers tactics.

Most of their marketing rules are pass-through directly from the Georgia Association of Realtors, so if you find another broker who is more lax on the rules, you might want to verify that they are not trying to skirt GAR or NAR rules.
