Hi All - I have recently moved to Dallas, Texas and I'm looking to continue my real estate investment journey.

I’m eager to start my journey by investing in fix-and-flip properties to build capital with the future goal to purchase rental properties.

I hope your journey has been successful since this venture.

I have yet to find a real estate agent who is eager to help kick-start my investing journey, so I am open to having conversations and meeting new agents. 

This may actually be the best method to prevent the sale from being discovered, but of course there are other potential pitfalls.Under federal law a transfer to a trust where the grantor retains the beneficial interest WOULD be exempt from the DOS... but notice how in the context outlined above the exemption would disappear.
