However, if you buy right as an investor (below market, 20% down) and you have a medium to long term horizon, does it really matter if there is some kind of 10%-15% correction down the road?

I am house hacking in a medium sized town in the Northeast. 

I am not saying that it looks like a bad deal, but that it likely falls in the medium to expert level of mobile home investing.

There has to be a happy medium where both parties are making money and you're getting a quality job done out of the deal.

In Georgia we have to bring cash or equivalents to the auction so you need to have the cash, a backer or an asset to borrow against.Its a high risk/medium reward proposition in my area, but your results may vary so make sure you understand that going in.

The stability is good for medium to long term.  

I'm just not seeing price/rent ratios working for most of these developments and I can't count on price appreciation in either in the short-medium term.

My wife and I plan on buying a fixer upper with medium repairs needed for ourselves to live in for atleast 5 years.
