Would have a great re-sale potential of about $1.5mm profit on $500k investment over 2 years Cash on Cash plus the rental during that period, plus I've analyzed the market, and it is a solid location with little potential competition that could build.The Country Subdivision has the greatest return with the least amount of input, but the housing market and thus lot sales are a little more questionable, although this is a great location. 

There is a big difference between LL that want to know what's going on vs ones that want to know what's going on and then try to do the PM's job or tell the PM how to do their job.

The input costs for operating a STR are a multiple of what they were even 5 years ago.  

I am not yet convinced that they are accurate since I was told in separate email "Rentometer collects rental listing data and rent data from a variety of sources including: bulk syndicated data, our proprietary rental data survey, and user generated input and listings of rental data". 

Timothy, thanks for your input I have been waiting to read a response, now when you say"take the contract to the title company so that they can open it" what do you mean when you say open it.

Thanks for the input @Russell Brazil, I'll definitely keep that in mind, as I would really like my place to appreciate over time, even if it's a little bit. 

There are pros and cons to both approaches, so I would love some input here :) Alternatively, if this doesn't seem like a good enough deal in general, please let me know what you think!
