The ceilings arent the 15 foot high ceilings of the first floor, so maybe that confused him? 

My first property was Turnkey and it was a great way to get a foot in the door, but I probably won't use that model again. 

Still in the small house 12 years later, we have maximized every square foot of space.  

I want to start off on the right foot and not waste time or money in a bad fit. 

So I am looking to hear stories from folks that are new into the real estate market, who don't already have millions of dollars to invest to see what kind of plan they are implementing.I have considered building modular (not mobile) duplexes, because research says the cost to build per square foot is less than standard stick build. 

My 75k 1100 square foot rentals cost about 40 bucks a month

I get it; we want to model those who are successful, but what about the mediocre deal that get's your foot in the door? 

Instead of having the roofer dispose it off, can I sell it - it's a 2200 square foot roof so would help to know its approximate value would be before pursuing this option - thanks
