Any rain and cloudcover and you are off the air plus constant outages. 

Not trying to rain on your parade, but it is a longer than long shot.

I made a post once on facebook outlining all the nice things I hoped to accomplish and own one day and you wouldnt believe the backlash and judgement I got for it.

It rains a lot in Nashville and water intrusion in a basement is always a threat, and always very expensive.

I rent a house (I live in the house), and when it rains alot, and the ground is saturated, a small river starts coming out from the foundation, runs down the cement stairs and goes down a drain. 

He noticed sagging in the floor indicating the main girder is probably broken, and water leaking in through the roof (it was raining at the time).

Personally I look at credit score, payment history to see no late payments and I make sure there are no judgements or bankruptcies.

Also I am going to avoid any “judgement proof” tenants who can skate whenever they feel like it, courts cant get them to pay.

Hi I am asking this question for a friendIf a tenant filed a judgement against your LLC which owns a property.

I let their sympathetic letter to me cloud my judgement and paid for financially in the end.
