Also, remember that all inquiries made during a 45 day period for a singular type of credit product - i.e. a real estate loan - will count as a single inquiry on your credit report.

It's frankly laughable that you're on a real estate investment forum asking for advice on raising the rents on your investment real estate, yet money isn't "driving" you or this entire inquiry. 

I am assuming my personal credit profile will be unaffected except for an inquiry.  

Hi Conor,When you get preapproval, they generally check your credit, so the inquiry will show up when the next credit check happens (usually during underwriting).

They sign authorizations of employment, deposit, landlords for past two years, and credit inquiry.
