How did you add value to the deal?

I wasn’t looking to add value or find something off-market because the time and effort just didn’t seem worth it compared to focusing on my career.

Spring may be better but I was unable to sell a cheap house in October for 5% off of “market value” and only sold a $600k home in January by listing it for $580k and I still only got one offer. ($150k down, 5 year seller financing.) my point being you may get $20-$40k more in a year if you don’t need to sell. 

Honestly, unless you’re in a high-end market where buyers or renters expect it, dropping thousands on a sprinkler system probably isn’t your best ROI move—especially if the property has been sitting for months.

With appreciation and loan payoffs the past 6 years, we would have about $250k profit after closing costs at the estimated home value (doing quick math).

Use a quitclaim or warranty deed to transfer the title, and be prepared to pay Chicago’s transfer tax, calculated at $7.50 per $1,000 of the property’s fair market value.

Saturday is the only day that works(this week or next whatever works for you).Just based on face value, I prefer to invest in locations that borders the county line (21218, 21215, 21213, 21212).

Most likely due to wanting to invest his time more wisely:)If you can move in with family or friends RIGHT NOW and rent out your house and start DIY managing it BEFORE moving out of state, that would be best.Otherwise, handymen, cleaners, agents, etc. are highly likely to take advantage of you once they find you you live OOS.
