Leveraging a property in todays environment of high interest rates will not get you cash flowing. 

That seems suddenly shady.My bank is reversing the charges and blacklisting them.Like I said, it's a shame as I really had high hopes for this working.Maybe I'll find something else someday.

Looking for a turn around scanrio is an ego pleaser, makes for a great story if it works, but high risk it will never pan out the way you thought.

The risk to my business is much too high just so the agent can make a little more money on the transaction. 

I want someone who knows and is doing marketing for listings and its working for me to give me advice if possible it would be highly appreciated.

It provided loss of use coverage and high liability limits but at less than 50% the cost of the quote I got from Proper.

On the flip side, if you've got a bunch of Section 8 tenants living in a building that's in a neighborhood where a lot of the tenant base has good jobs, high credit scores, and are generally reliable people, you've got the most risky tenants in that tenant base and that ain't what ya want.

By the most important thing (if that's what you're doing) is to have a really good operator who knows the laws, has experience and is above board so they won't leave you high and dry. 

A good attorney will even warn you if you are doing something illegal.As you can see from the list, a wannabe or "self taught" or poorly trained by videos or in a "community", does not provide the breadth of knowledge & experience to keep people out of trouble.
